Can we clarify what the return indicates in the listings?

The blue return percentage doesn’t say what it is exactly - cash on cash, cap rate, something else? Could this be a return calculated based on user’s preferences (e.g. I say I always plan brrrr with 75% ltv, maybe someone wants to buy all cash, the return% should be different).
